This is a copy of the Azure Islands covenant, residents must agree to the terms of this covenant before buying land on the Azure Islands
Summary
- No premium account is required, but you will need billing information on file with Linden Lab.
- Tier balances (positive or negative) are part of the parcel, and transferred with it, in any residential land sale
- Be nice - offensive behaviour on the Azure Islands is not tolerated. This includes weapons, orbiters and other antisocial behaviour.
- Residential zoning is residential. Please refrain from building any shops, malls or clubs in residential areas
- If your area has a theme, please try build according to it.
- Any land sales are final and binding. If you have group land, please make sure you trust the officers of the group before transferring the land into the group.

PLEASE READ through the first part of this document as it contains important information for first-time buyers.
The Azure Islands is a zoned estate - this means that we do place limits on commercial and disruptive activity in our residential estates, see below for specific details.
 Why do we transfer positive or negative balances with land? Since we allow residential land sales, and new Second Life accounts are free, it would be possible to avoid paying tier by selling your land to an alt.
- The Azure Islands are operated independantly from Linden Lab, this means you will NOT REQUIRE a 'Premium Account' to own land here.
- You WILL REQUIRE to maintain a 'tier' (monthly fee payed to AzureIslands) when you own land on this estate (AzureIslands).
- If you purchase a parcel from a resident (any parcel listed for sale by someone OTHER then AZUREISLANDS AMBASSADOR) you will inherit any REMAINING or OUTSTANDING (negative balance) tier.
Your land will not count towards your Linden Lab tier, however the Azure Islands does operate it's own tier system for ongoing payments. Located on the side of your parcel will be a blue tier terminal - clicking on this unit will guide you through the steps.
You will have recieved a small amount of free tier with your purchase which will give you time to aquaint yourself with the process. If you have a problem, please feel free to IM any of our Admins. (Look in 'Search' for the Azure Islands group to see a list of admins)
Azure Islands has a global behaviour policy which applies to all guests and residents of Azure Islands, while on the Azure Islands themselves. These are to protect users against harrassment and disruptive behaviour. If someone is violating any of these rules, please message an Azure Islands Admin.
- Harrassment
The Azure Islands takes a very strong stance when it comes to harrassing other users, due to the wide range of possibilities open in Second Life, we do not have a strict definition of harrassment, however this includes spamming advertising to other residents, using weapons and other abusive conduct.
- Over-aggressive Security Systems
If your security system teleports users home without warning, we will consider this harrassment of other users. If you have a security system, please set it to provide a warning (5-10s is sufficient) before taking any action.
- Overconsumption of Resources ("Lag")
If you have objects or scripts which significantly negatively impact on the ability for the sim (Region) to operate in an efficient manner (such as causing time dilation) we will ask you to cease using the items. This also applies to objects which can cause regions to crash, or cause framerates for viewers to drop to a significant degree.
As with everything in Second Life we cannot predict every kind of abuse, so if you have a problem please contact the admins.
The residential zone in place to prevent large commercial operations from ruining casual SecondLife players experience in playing the game. If you require an exemption to these rules, please contact an Azure Islands Admin with your plan.
Building Limitations
 Why do we restrict subrentals in residential areas? We restrict subrentals in residential areas to avoid creating areas where there are a high concentration of people in a small space. We allow subrentals in limited situations where there is no advertising or packing people into spaces smaller than one person per 1000 sqm. If you are planning on subrenting on the Azure Islands, please contact us
- No commercial oriented builds or objects. This includes, but is not limited to, advertising, malls, clubs or casinos.
- Main buildings must be 4 meters from the lot borders. (2X sims are exempt from this zoning restriction)
- Main buildings must be no taller than the shortest side of the parcel.
- No rotating, flashing signs or structures.
- Skyboxes and other flying structures may be built 250 meters above ground level.
- No subletting or subrentals without prior approval (new rule, applies for parcels bought after January 25th, 2007).
Terraforming Limitations
- We automatically limit terraforming to +/- 4m from the default layout in most of our regions.
We do not place any limitation beyond this on terraforming (although we ask you do not hit the flatten button repeatably on water parcels).
The commercial zone has been built to attract businesses of SecondLife. This zone was created to cluster businesses together to maximize exposure selection and quality at one given location in SecondLife.
Building Limitations
- We do not place any strict limitations on what can be built in the commercial zone, unless it violates the Global Behaviour Standards.
Terraforming Limitations
- Terraforming in most of our commercial areas is set to +0m -100m, so you may lower land however you wish however it cannot be raised above the default height.
We have built a small number of sci-fi regions for residents to build in, in these zones we theme rather than zone. We allow light commercial activity in the theme provided.
- Light commercial allowed as long as completely in theme
- Theme restrictions apply (futuristic / sci-fi / etc)
- Land sale via the new 1.12 land sale tools are FINAL and BINDING. We will NOT be held liable if an officer in your group sells your land.
- We CANNOT subdevide lot smaller or in any different configuration then their original ones.
- We CAN join smaller lots for you into bigger ones.
